the cistern that does not refill
The units without water, and the complaint arrives before the alert that the pump did not restore the level.
AstreaIoT · sensors that alert you on WhatsApp when something on your site goes out of range
For shopping centers and rental buildings · water · LP gas · chilled water · power
Today water, gas and power arrive on one bill in the center’s name and get split by square meter. AstreaIoT watches the cistern and the rooftop tanks, alerts you to water moving at night and measures each unit’s consumption from its meter, so your center splits what it already pays with data.
The units without water, and the complaint arrives before the alert that the pump did not restore the level.
Water moving at the hour of lowest use, night after night, that no bill explains.
The empty unit and the office pay part of the restaurant’s water and power, and the center absorbs the difference.
Water is the way in: it is what gets lost most without anyone seeing it. Gas, chilled water and each unit’s power come next, on the same gateway. You decide what gets split and how; the platform gives you each unit’s consumption.

Cistern and rooftop tank level with a level sensor on the lid. Water moving with the center closed, night after night: the slow leak. And each unit’s consumption from its meter: we read the pulse output of the meter already installed and, if it has none, we put one next to it.
The consumption of each gas meter, read from its pulse output and totaled: how much gas went through each unit’s kitchen this month.
per project: additional metersWhen the center’s chiller cools several units, each one’s consumption from the meter on its line, if the meter has an output.
per project: thermal energy with a certified meterEach unit’s kWh from the meter at the panel, to split the CFE bill the center already pays. It is splitting the bill, not selling energy: the CFE meter is still the one that bills, and its seals are never touched.

what goes on each piece of equipment
Five pieces of equipment your center already has and where the sensor goes on each. All of them go on the outside: no equipment is replaced.
measures: the water level every 10 minutes.
installed: above the water, without touching the wall or the pump.
measures: what each unit uses, with its monthly total.
installed: on the meter it already has, without cutting the water.
measures: the energy entering the panel, phase by phase.
installed: clamped around the cables, without cutting them.
measures: the temperature of the chilled water going out to the center.
installed: on the outside of the pipe, without opening it.
measures: it does not measure; it gathers every sensor’s readings and sends them to the dashboard.
installed: on a high wall or on the roof, with power and signal.
One night at the center, with sample data
With example data: one meter, a slow leak and the alert that arrives before the units open.
With the center closed, night-time consumption should be zero. If the meter shows water at the hour of lowest use, night after night, it is a slow leak.

It says which meter and since when. It reaches whoever runs the center, before the units open.
The same alert in the app, with the diagnosis and what to do. Whatever is done is logged with its time and who did it, until it is closed.

The site manager and the maintenance lead. What today you learn from a tenant’s complaint arrives as an alert with the place and the time.
The level sensor sees the cistern not rising after pumping and alerts on WhatsApp before the units open, so your team checks the pump.

place 4 · roomsThe center’s administration and billing team. The bill arrives in the center’s name; today it is split among units by square meter.
With each unit’s consumption from its meter, the bill is split by what each one used: the empty unit stops carrying the restaurant’s share.
Each unit’s consumption, month over month and against its own history. The difference shows on the screen and on the statement, not in an argument.
The pulse of each kitchen’s gas meter, totaled over the month: gas is split by what went through each meter.
The chilled-water meter on the unit’s line, read from its output: the split by what went through. If thermal energy with a certified meter is needed, it is per project.
The main meter minus the sum of the units: the common-area remainder, on its own line of the statement, so it is not split blindly.

A monthly statement per unit, with its water, gas, chilled water and power consumption. Your center reviews it and sends it; the remainder goes on its own line. We measure; the center is the one that bills the tenant.
The platform builds a statement per unit with the period’s consumption. Your team reviews it, approves it and sends it to each tenant.
The statement comes from their meter’s day-by-day record: you answer with their own curve.

The center or building where it hurts most: the cistern that runs dry, the bill nobody understands or the split that starts arguments.
What is watched and where, with the bill in hand and the main panel located: how many units, which meters have an output and which need one next to them.
A level sensor on the cistern and rooftop tanks, readings from each unit’s meters, detectors in the machine rooms and the gateway. No civil works: where a meter has no output, the new one goes on the same line. You see it on screen before we leave.
The site watched from day one, the day-by-day baseline and two monthly reports. With that you decide the next site.
AstreaIoT is the monitoring platform of Astrea Technologies, an engineering and software company in Monterrey since 2018. The sensor network is ours, we build the platform and the app, and the hardware comes from manufacturers we work with directly. We install in northern Mexico with our own team and in the rest of the country with partner integrators.
No. It is splitting, at cost, the bill the center already pays, by what each unit used. Selling kWh or m³ is a regulated activity: we measure and your center splits.
Not always. Where the meter already has a pulse output, we read that one. Where it does not, we put one next to it. The site survey says which is which before the quote.
No. The CFE meter is the one that bills and its seals are never touched. We measure on the center’s side, at the panel, to split the bill among the units.
Your center. The platform builds the monthly statement per unit; your team reviews it and sends it. We do not bill your tenants.
It comes in from the first site: a level sensor on the lid of the cistern and the rooftop tanks.
The gateway stores the readings while there is no connection and uploads them when it comes back. The sensors keep recording and everything syncs on reconnect.
Thirty minutes. You tell us how many units your center has, which services you split today and how. We propose the first site and what gets watched in its sixty days.
